Terri Hall, Inc., dba TLC Property Services takes pride in offering owners great service and care of their property.  We strive to satisfy the needs of the owner as well as fairly treating their tenants.  We are very flexible in providing for the custom needs of the owner from tenant selection to paying of bills.  Listed below is a summary of some of our services.  Please contact us to answer any of your questions about TLC Property Services managing your rental property.

Tenant Selection

Advertising, Showing Property, Verifying Employment and Past Rental History, Checking Credit History as well as completing all required paperwork for rental lease / agreement and any rental addendum requested by owner and Homeowners Associations.

Rent Collection

Collecting rent in a timely manner.  Communication with tenants is very important to avoid problems.  TLC Property Services will follow up with all required tenant notices to insure rent is paid.

Handling Emergency And Maintenance Calls

We are available 24/7 to handle emergencies that may occur.  We have developed a list of qualified maintenance professionals who are dependable and offer us a reasonable rate for their services.  We pass only the cost of the invoice to you, there are no additional costs or surcharges.  We also will work with professionals of your choosing.

Accounting & Reporting

We provide monthly owner statements with original invoices attached if requested.  We will pay any bills such as mortgage, insurance, HOA’s, taxes, etc.  We can deposit owners’ monthly distribution checks in their accounts.  Year end reports and required 1099′s for tax purposes are provided.

Fair Housing, Tenant & Owners Rights, & Department of Real Estate Law

We have done Property Management for over sixteen years and are licensed with the Department of Real Estate.  We make it our practice to keep up with the changing Real Estate Laws.

Our Fees

Our fee is a percentage of the monthly rent collected only.  We do not charge a set up fee, leasing fee, or any management fees while property is vacant.  The fee percentage of the rent is determined by neighborhood comps, viewing the property and agreement between owner and broker.

One Time Rental Services

TLC Property Services will provide a tenant for a one time rental fee.  That would include advertising, showing the property, screening and selecting the tenant as well as moving them in the unit.  The owner would be responsible for advertising costs and any maintenance costs.  The fee for this service is fifty percent (50%) of one month’s rental rate.
