Tenant Selection
Advertising, Showing Property, Verifying Employment and Past Rental History, Checking Credit history.
Rent Collection
Collecting rent in a timely manner. Follow up on delinquent tenants by serving three day pay or quit notices. Initiating eviction proceedings if necessary which could include court appearances and Sheriff move-out.
Handling Emergency And Maintenance Calls
We are available 24/7 to handle emergencies that may occur, and have developed a list of qualified maintenance professionals who are dependable and offer us a reasonable rate for their services. We pass only the cost of the invoice to you, there are no additional costs or surcharges.
Accounting & Reporting
We provide monthly owner statements with original invoices attached if requested. Will pay bills such as Mortgage, Insurance, HOA, Taxes and etc. We will submit owners checks monthly, and provide year end report with a 1099.
Educated on Fair Housing, Tenant & Owners Rights, & Department of Real Estate Law
We have done Property Management for over fourteen years, and are licensed with the Dept. of Real Estate. We make it a practice to keep up with the changing Real Estate Laws.
Our Fees
Our fee is a percent of the monthly rent collected, and we do not charge a set up fee, leasing fee, or a fee when the property is vacant. The fee percentage is determined by driving by and ideally going inside the property.
Other Services
Will provide a tenant for a one time rental fee. That would include advertising, showing the property, screening and selecting the tenant as well as moving them in the unit. The owner would be responsible for advertising costs and any maintenance cost. The fee for that service is half of one months renatl rate.
